Roof replacement costs in the United States typically range from $5.50 to $14 per square foot of roof surface installed, depending on material, pitch, layers removed, and region. A 2,000 sq ft roof (20 squares) with architectural shingles often runs $11,000–$18,000. The same size in standing seam metal can reach $22,000–$35,000.
Roofers price work in squares — one square equals 100 square feet of roof area. Asphalt 3-tab shingles average $380–$480 per square installed. Architectural shingles run $450–$580/square. Metal roofing ranges from $900–$1,400/square. Tear-off of existing layers adds $50–$80 per square plus dumpster fees.
Pitch increases material area: a 6/12 pitch adds about 12% over footprint; an 8/12 pitch adds about 21%. Steep roofs (10/12+) also increase labor 15–30% due to staging and safety requirements — factor that into contractor quotes beyond this calculator baseline.
Materials this roofing calculator estimates
The takeoff includes field shingles or membrane (by square), synthetic underlayment rolls (400 sq ft coverage), ice and water shield at eaves and valleys, ridge cap and starter strip bundles, drip edge by the linear foot, roofing nails, valley metal, and chimney or skylight flashing kits.
Standard waste allowance is 10–15% for simple gable roofs and 15–20% for hips, dormers, and complex cut-up roofs. Three-tab and architectural shingles ship as 3 bundles per square. Ridge cap covers roughly 33 linear feet per bundle. Starter strip runs along both eaves.
Roof planning tips before you hire a roofer
Verify decking condition after tear-off — soft or rotted plywood must be replaced ($75–$125 per sheet installed). Check local code for ice barrier requirements; northern US climates typically require ice and water shield 24–36 inches inside the exterior wall line.

How do I calculate roofing squares?
Multiply footprint length × width to get ground area, then multiply by the pitch factor: √(1 + (pitch/12)²). Divide by 100 for squares. A 40×30 ft home at 6/12 pitch: 1,200 × 1.118 = 1,342 sq ft roof = 13.4 squares. Add 10% waste for about 14.8 squares to order.
How many bundles of shingles do I need?
Asphalt shingles cover 3 bundles per square (100 sq ft). For 14.8 squares with waste, order 45 bundles (14.8 × 3 = 44.4, round up). Architectural and 3-tab both use 3 bundles per square on standard installs. Our calculator rounds up automatically.
What is the difference between 3-tab and architectural shingles?
3-tab shingles are flat, lighter, and cost less ($90–$110/square materials). Architectural (dimensional) shingles are thicker, layered, and last longer ($120–$160/square materials). Architectural is now the majority of US residential re-roofs due to wind ratings and curb appeal.
How much does tear-off add to roof cost?
Removing one layer of asphalt shingles typically costs $50–$80 per square for labor and disposal. Two layers cost more due to weight and dumpster size. Our calculator estimates $48/square per layer. Some roofers offer layover (new shingles over old) on a single layer — cheaper but not always code-compliant.
Do I need ice and water shield?
Building codes in cold climates (IRC R905.1.2) require ice barrier at eaves. Even where not mandated, it prevents ice dam leaks. Plan 3 feet along all eaves and in every valley. The calculator estimates roll count based on eave length and valley count.
How does roof pitch affect cost?
Steeper pitch increases surface area (more squares) and labor difficulty. A 4/12 pitch adds only 7% area over footprint; 8/12 adds 21%; 12/12 adds 41%. Walkable pitches (4/12–7/12) are standard labor rates. Steep roofs may need harnesses, scaffolding, or cranes — confirm with your roofer.
How long does a roof replacement take?
Most asphalt re-roofs on a 2,000–2,500 sq ft home take 1–3 days: tear-off day one, install day two, cleanup and inspection day three. Weather, decking repairs, and complexity can extend to a week. Metal and tile installs often take longer.
Metal roof vs asphalt shingles — which is cheaper?
Asphalt is cheaper upfront: $450–$580/square installed vs $900–$1,400 for standing seam metal. Metal lasts 40–70 years with minimal maintenance and can lower cooling costs. Asphalt is the standard choice for budget re-roofs; metal suits long-term ownership and high-wind zones.
